Protecting Your Property & Your Tenants

As a landlord, you have a legal responsibility to ensure all gas appliances, pipework, and flues in your rental property are safe. A valid Gas Safety Certificate (CP12) must be renewed every 12 months and provided to your tenants. Our Gas Safe registered engineers carry out these checks swiftly and thoroughly, so you can be sure your property meets all legal requirements.

What's Included

  • Visual Inspection: We begin by checking all visible gas pipework and appliances for signs of damage, wear, or corrosion.

  • Tightness Test: A gas tightness test is carried out to ensure there are no leaks in the system.

  • Appliance Checks: Each gas appliance (boilers, hobs, cookers, fires, etc.) is tested to ensure it is burning correctly, operating safely, and has proper ventilation.

  • Flue Examination: We inspect the flue or chimney to ensure fumes are safely expelled from the property.

  • Pressure Testing: Gas appliances are checked for correct operating pressure and flow rate.

  • Safety Device Inspection: Any built-in safety devices are tested to confirm they are functioning correctly.

  • Fault Reporting: If we identify any issues, we’ll provide clear explanations and offer practical solutions for repair or replacement.

  • Certificate Issued: Once all checks are complete and the property is deemed safe, we issue your CP12.
